Are you licensed and insured?

Yes. Behan Builders is a licensed California general contractor and concrete contractor, fully insured for residential and commercial work in San Francisco. Our CSLB license information is in the footer. Certificate of insurance is available on request before any work starts.

What neighborhoods of San Francisco do you work in?

Across the entire city. Common neighborhoods include Noe Valley, Bernal Heights, the Mission, Glen Park, the Sunset, the Richmond, Cole Valley, Twin Peaks, Presidio Heights, Saint Francis Wood, West Portal, plus Daly City and South San Francisco on the Peninsula. How do I get a quote?

Call (415) 218-9270 or send a message through our contact page with a few details about your project. We schedule a walk-through, evaluate the scope on-site, and follow up with a written, fixed-price bid. No high-pressure sales process and no charge for the initial walk-through.

Do you handle San Francisco permits and DBI inspections?

Yes. We handle drawings, DBI submittals, plan checker corrections, inspections, and final sign-off. We've pulled permits across every district of San Francisco. Most projects of any real scope need a permit, and we know what the city wants before they ask.

Can you remodel a home while I'm still living in it?

For most projects, yes, but it depends on scope. Bathroom and kitchen remodels often work with temporary arrangements (one bathroom out at a time, partial kitchen, etc). Full-home gut renovations usually require living elsewhere. We walk through the realistic disruption with you before the contract is signed.

How long does a typical project take?

Bathroom remodel: 3 to 6 weeks. Kitchen remodel: 6 to 10 weeks. Foundation repair: 2 to 6 weeks depending on scope. ADU build: 4 to 8 months including permits. Full-home remodel: 6 to 12 months. Every project gets a realistic, site-specific timeline in the bid.

How much does a remodel cost in San Francisco?

San Francisco is one of the most expensive construction markets in the country. As a rough starting point: bathroom remodels often run $40k to $80k, kitchens $75k to $150k or more, ADUs $250k to $500k or more, and full-home remodels vary widely with scope. The bid you receive is the price. No open-ended cost-plus.

Do you work on Victorian and Edwardian homes?

Yes. A significant portion of our work is on San Francisco's older housing stock. We understand the structural quirks, historic district restrictions, and what it takes to preserve original detailing while modernizing the systems behind the walls.

Do you handle dry rot, seismic retrofits, and structural work?

Yes. Dry rot remediation, soft-story seismic retrofits, foundation repair, and structural reinforcement are all part of what we do. These often surface during a remodel even when they weren't the original scope. We address them properly rather than working around them.
